Luxury Home Pest Management in Boca Raton

Discreet scheduled service for gated estates. Same technician every visit. Annual program.

Buggify's luxury home pest management is built for the gated-community estate environment — properties typically 5,000+ square feet, multi-story tile-roof construction, dense tropical landscape, private dock or canal access on many estates, and HOA vendor-coordination requirements at the gate. Active vendor registrations at Cascata, Addison Reserve, Royal Palm, and other top Boca-area gated communities. Standard scope is an annual program with discreet scheduled service, multi-story complex-roof rodent protocols, and quarterly review calls. Confidentiality and discretion are operational defaults, not extra-cost upgrades.

Tyler Craig
Tyler's diagnostic rule

“Luxury estate work is structurally different — not because the pests differ, but because property scale, architecture, landscape, and HOA coordination change how service has to be delivered.

Luxury estate properties have a pest-pressure profile that's structurally different from typical residential single-family — not because pest species are different, but because property scale, architecture, landscape, and HOA-coordination realities create operating constraints that change how pest service has to be delivered. A 6,000+ square-foot 2-story tile-roof estate on a 1+ acre lot needs longer inspection time, multi-story exclusion capability, vendor registration at the gate, and coordination with housekeeping/property management staff, which doesn't apply to a typical single-family job.

Buggify's luxury program is calibrated for these realities. Active vendor registrations at the top Boca-area gated communities (Cascata, Addison Reserve, Royal Palm, plus Boca West Country Club, Broken Sound, Woodfield, St Andrews, Mizner Country Club, Le Lac, The Sanctuary, Mizner Lake Estates, The Oaks at Boca Raton). Initial inspection runs 1.5–2 hours instead of 30–60 minutes. Multi-story complex-roof rodent work is standard scope. Discreet scheduled service is the default — no truck-in-driveway visibility unless the resident specifically requests it.

What we handle

Every estate pest issue Buggify handles

Standard scope adapted to estate-lot scale and multi-story tile-roof construction.

01

Indoor pests — roaches, ants, spiders, silverfish

German and American cockroach harborages. Carpenter, fire, sugar/ghost, pharaoh, and big-headed ants (each needs a different bait + barrier strategy). House spiders, lanai-edge orb weavers, and brown widow exclusion. Silverfish in older humid homes. Earwigs and millipedes during the rainy season.

02

Outdoor pests — mosquitoes, wasps, hornets, yellow jackets

Mosquito yard barrier on a monthly cadence, May–October. Paper wasp, mud dauber, yellow jacket, and bald-faced hornet nest removal — same-day response when scheduling allows. Carpenter bee identification and removal (often confused with honey bees — they need a different treatment). Stinging-insect emergencies prioritized over scheduled visits.

03

Rodent control — roof rats, Norway rats, mice

Roof rats dominate South Florida (tile-roof entry geometry); Norway rats are secondary, canal-adjacent only. Trapping for active populations, baiting for ongoing pressure, copper mesh + polyurethane exclusion for the long-term fix. Attic and wall-cavity work both in scope.

04

Whole-home pest exclusion + specialty work

Entry-point sealing (copper mesh + Tremco/GE polyurethane). Soffit-fascia gap repair, plumbing-vent screening, slab-crack treatment, pest-grade vent screening. Bee removal ($250–1,200+ by hive size and access). Commercial / HOA / property management (50–200 home communities preferred). Luxury home pest management (gated communities). Lawn care (HOA + luxury-estate add-on only).

Our process

Exactly what happens, start to finish

Most pest companies won't tell you the plan. Here's ours — proven, source-first, and transparent — so you can spot anyone cutting corners.

1

You or your estate manager calls. Tyler picks up.

Direct line. He asks about the property (community, square footage, multi-story, canal frontage), current activity, existing provider, and coordination preferences — gate access, housekeeping schedules, confidentiality requirements.

2

On-site walkthrough — 1.5 to 2 hours.

Exterior perimeter, all multi-story roofline segments, lanai zones, pool-cage corners, dock-line and canal edge (if applicable), and interior pest-active zones. Scheduled around resident preferences, with gate coordination via property management.

3

Written program proposal — annual structure + pricing.

Scope (multi-pest, multi-story, canal-edge as applicable), pricing (annual amount with monthly or quarterly billing), scheduling and coordination preferences, confidentiality terms, and the quarterly-review structure.

4

Onboarding + heavier initial visit.

The first visit is heavier — full perimeter, multi-story roofline inspection, interior crack-and-crevice, and any active-issue treatment. Included in the annual structure (no separate setup fee).

5

Ongoing visits + quarterly review calls.

Bi-monthly for most estates; monthly during high-pressure seasons (May–Oct mosquito peak for canal-adjacent). Quarterly review calls with the resident or estate manager on pressure trends, recommendations, and scope adjustments.

Buggify vs. national chains

A local owner beats a route tech

How it works Buggify National chains
Gated-community vendor registration ✓ Cascata, Addison Reserve, Royal Palm + 10 others — gate coordination handled ✕ Resident facilitates gate access every visit; vendor not registered
Multi-story complex-roof rodent ✓ 1.5–2 hr inspection + borescope across soffit segments + multi-zone attic trap-out ✕ Standard 30–60 min inspection; misses multi-elevation entry points
Discreet service defaults ✓ No truck visibility unless requested; alternative parking + walking access ✕ Standard driveway parking; vendor visibility default
Same technician every visit ✓ Yes — Tyler runs every luxury job ✕ Rotating techs; different inspector + treatment tech
Confidentiality standard ✓ Resident name + property confidential; no marketing without written consent ✕ Variable; often unclear
Annual program structure ✓ Annual agreement; monthly/quarterly billing; quarterly review calls ✕ Per-visit billing or multi-year auto-renew
Housekeeping / staff coordination ✓ Coordinates with the estate manager; resident doesn't facilitate ✕ Resident coordinates every visit
Canal-edge + dock-line work ✓ Dual rodent + mosquito + Bti deployment for canal-adjacent estates ✕ Generic landscape spray; misses ground-burrow + freshwater breeding
Initial inspection time ✓ 1.5–2 hours estate inspection ✕ Same 30–60 min regardless of property scale
Pricing model ✓ Custom annual program by estate scale ✕ Route-based flat pricing regardless of estate complexity

South Florida conditions

Why Boca pest pressure isn't like anywhere else

National playbooks are built for four-season climates with a real off-season. South Florida has none — seven local factors that change the whole approach.

Heavy gated-community concentration

Cascata, Addison Reserve, Royal Palm, Broken Sound, Boca West, Woodfield, St Andrews, Mizner Country Club, Le Lac, The Sanctuary, The Oaks — all require vendor registration, gate coordination, and resident-notification protocols. Buggify maintains active registrations at the majors.

Estate-lot multi-pest pressure

1+ acre lots amplify outdoor pressure — longer perimeters, mature canopies, dense landscape, broader irrigation. Multi-pest pressure (rodent + ant + mosquito + carpenter bee + spider) is more common on estates than typical residential.

Multi-story tile-roof architecture

Boca's luxury inventory is heavy on 2–3 story tile-roof construction with complex rooflines — multiple returns, dormer-to-fascia transitions, gable-vent penetrations. Roof-rat pressure is heavier and the exclusion scope larger than single-story.

Private dock + canal frontage pressure

Many estates have private docks or Intracoastal access — year-round freshwater mosquito breeding plus Norway rat ground-burrow activity. Dual rodent + mosquito protocol with dock-line and canal-bank treatment is standard.

Housekeeping / staff coordination realities

Estates often have housekeeping, a chef, a landscape crew, security, and a property or estate manager. Visit coordination runs through staff channels, not the resident on every visit — Tyler coordinates through the estate manager by default.

Pollinator-aware application zones

Some estates maintain butterfly gardens, on-property beehives, or pollinator-friendly landscapes. Application timing adjusts around pollinator activity and product selection avoids broadcast on flowering zones.

Hurricane-season estate disruption (May–Oct)

Storms create new roofline entry points across large multi-elevation roofs and displace canal-edge rodents. Active estates get a post-named-storm inspection across all roofline segments and the canal edge.

Under the hood

The technical depth behind every visit

Seven things most route techs are never trained on — each tied to a real outcome for your home.

01

Multi-story roofline rodent protocol

2–3 story estates have complex rooflines — multiple returns, dormer-to-fascia transitions, gable-vent penetrations. Borescope inspection runs across every soffit segment; snap-trap deployment spans multiple attic zones; exclusion seals every active entry with copper mesh + polyurethane.

02

Canal-edge dual rodent + mosquito

Canal-front estates need Norway rat ground-burrow trapping and slab-penetration sealing alongside monthly mosquito residual and Bti tablets in standing dockside water. Two pressure patterns, one coordinated program.

03

Vendor registration + gate coordination

Active registrations at the major gated communities mean Tyler handles gate access, resident notification, and community protocols directly — the resident doesn't facilitate access on every visit.

04

Discreet-service operations

No truck-in-driveway visibility unless requested, alternative parking and walking access where layout allows, and consistent scheduled windows. Discretion is an operational default, not an upcharge.

05

Estate-manager & staff coordination

Visit timing runs through housekeeping schedules, chef/kitchen access, and property/estate managers. Tyler coordinates through staff channels so treatment happens without disrupting the household.

06

Pollinator-aware application

For butterfly gardens, on-property beehives, and pollinator landscapes: application timing adjusts around pollinator activity and product selection avoids broadcast on flowering zones, coordinated with the landscape crew.

07

Confidentiality & documentation

Resident name and property details are protected within Buggify operations; no marketing photos or testimonials without explicit written consent. Removal and treatment documentation is provided for the estate's own records.

✕ We'll never 01

Quote a real price without inspecting first

The phone gives a range; firm pricing comes after an on-site walkthrough, so the scope matches what's actually driving the activity.

✕ We'll never 02

Indoor spraying when the source is outside

Most South Florida pest pressure is driven by outdoor harborage. Indoor-only work is a short-term cover-up, not a fix.

We fix the outdoor source that's driving it.
