Pest Control in Boca Raton
Boca-based and family-owned since 2018. Same technician every visit. Source-first treatment, no contracts.
Boca Raton has been Buggify's primary market since 2018 — roughly 60% of the customer base lives within the city limits or in the adjacent unincorporated zones. Tyler treats the full range of Boca properties, from Pearl City and Old Floresta historic-era homes (where the Boca Raton Historic Preservation Board governs exterior alterations) through the Mizner-era resort district, the 1960s Camino Gardens and Royal Palm Yacht & Country Club cluster, the 1970s-80s master-planned waves (Boca Pointe, Boca Lago, Broken Sound), the 1990s-2000s gated estates (Boca Falls, The Sanctuary, Mizner Lake Estates, The Oaks), and the newer luxury infill at Lotus and One Thousand Ocean. Same-day appointments routine when you call before noon.

Six reasons, one local technician
60% of the Buggify Customer Base
Boca is Tyler's home market, and most of the original 2018 customers are still on the program eight years later.
BRHPB-Aware Historic Protocol
Old Floresta and other pre-1978 properties get non-disturbing exclusion — copper mesh without drilling, EPA RRP-aware scope, lead-paint disclosure.
Tile-Roof Entry Geometry
Boca's heavy tile-roof concentration drives roof-rat pressure. Tyler treats the roofline as the primary inspection zone, not an afterthought.
Tyler Answers Directly
Mon–Fri 8 am – 5 pm. Same technician every visit — knows your kitchen harborage, your attic, your HOA's schedule.
Lush-Landscape Awareness
Boca's tropical landscaping needs mulch-line setback, palm-frond reduction, and an irrigation audit — yard-level work, not just structural.
No Multi-Year Contracts
Bi-monthly plans bill per visit. Cancel anytime, no fees, no auto-renewal.
“Spray a trail of ants and you kill the scouts — and trigger the colony to bud into new satellite nests. Species ID first, then bait. That's the whole game with ants.”
Carpenter ants need a non-repellent residual plus a moisture fix. Fire ants need granular bait plus mound injection. Pharaoh and ghost ants bud when you spray them wrong — one nest becomes five. The species dictates the entire protocol.
Buggify identifies the species on arrival, baits at the trail source so workers carry it back to the queen, and treats the moisture or entry point feeding the colony — so it collapses instead of relocating.
Every pest issue Buggify handles in Boca
Same three-tier bi-monthly structure, calibrated to Boca's tile-roof and historic-district realities.
Indoor pests — roaches, ants, spiders, silverfish
German and American cockroach harborages. Carpenter, fire, sugar/ghost, pharaoh, and big-headed ants (each needs a different bait + barrier strategy). House spiders, lanai-edge orb weavers, and brown widow exclusion. Silverfish in older humid homes. Earwigs and millipedes during the rainy season.
Outdoor pests — mosquitoes, wasps, hornets, yellow jackets
Mosquito yard barrier on a monthly cadence, May–October. Paper wasp, mud dauber, yellow jacket, and bald-faced hornet nest removal — same-day response when scheduling allows. Carpenter bee identification and removal (often confused with honey bees — they need a different treatment). Stinging-insect emergencies prioritized over scheduled visits.
Rodent control — roof rats, Norway rats, mice
Roof rats dominate South Florida (tile-roof entry geometry); Norway rats are secondary, canal-adjacent only. Trapping for active populations, baiting for ongoing pressure, copper mesh + polyurethane exclusion for the long-term fix. Attic and wall-cavity work both in scope.
Whole-home pest exclusion + specialty work
Entry-point sealing (copper mesh + Tremco/GE polyurethane). Soffit-fascia gap repair, plumbing-vent screening, slab-crack treatment, pest-grade vent screening. Bee removal ($250–1,200+ by hive size and access). Commercial / HOA / property management (50–200 home communities preferred). Luxury home pest management (gated communities). Lawn care (HOA + luxury-estate add-on only).
Exactly what happens, start to finish
Most pest companies won't tell you the plan. Here's ours — proven, source-first, and transparent — so you can spot anyone cutting corners.
You call. Tyler picks up.
Direct line, Mon–Fri 8 am – 5 pm. Free phone estimate range, then a $175 on-site inspection if needed (credited toward your first treatment). No pressure to commit on the call.
Free initial inspection — plan recommended on-site.
A 30–60 minute walkthrough: perimeter, interior, attic/roofline when relevant. Tyler recommends Basic, Full Home Protection, or Complete based on the property's actual condition — not a sales script.
Initial treatment — more thorough than ongoing visits.
The first visit is heavier: full perimeter + interior crack-and-crevice + harborage work + lanai zones + any active-issue treatment. $150–300 by tier; subsequent visits are perimeter-focused with spot interior work.
Bi-monthly visits — same tech, every 8 weeks.
Tyler returns every 8 weeks (20–40 min for a typical home): perimeter refresh, exterior crack-and-crevice, lanai, mulch-line, and interior touch-up where reported. Termidor, FMC residuals, gel baits, IGRs.
Free re-service between visits.
If activity shows up between scheduled visits, Tyler returns at no additional cost — built into every tier. Just call (561) 672-0200.

Why Boca pest pressure isn't like anywhere else
National playbooks are built for four-season climates with a real off-season. South Florida has none — seven local factors that change the whole approach.
BRHPB-designated historic district constraints
Old Floresta was designated a city historic district in 1990 under the Boca Raton Historic Preservation Board. Designated properties need a Certificate of Appropriateness before exterior work — Buggify uses non-disturbing exclusion (copper mesh without drilling, no removal of painted surfaces). Interior pest work is unaffected.
Pre-1978 lead-paint considerations
Pearl City, Old Floresta, Spanish Village, and many pre-1978 properties carry lead-paint considerations under EPA RRP. Buggify provides written disclosure, uses non-drilling exclusion, and refers paint-disturbing work to a certified RRP contractor.
Tile-roof architecture drives roof rats
The Mizner-era Mediterranean Revival heritage carried tile roofs through every construction wave. Tile-edge gaps, soffit-fascia separations, and roof returns create roof-rat entry geometry. The roofline is the first inspection zone; Norway rats are secondary along the Intracoastal.
Intracoastal corridor + canal-edge pressure
Boca's eastern edge runs the Intracoastal. Waterfront and canal-network properties see year-round Norway rat ground-burrow pressure and freshwater mosquito breeding that doesn't seasonally ease — dock-line residual, seawall perimeter, and bank-foliage barrier work.
Mizner Park + Royal Palm Place commercial density
Downtown Boca's Mizner Park and Royal Palm Place create commercial-grade German roach pressure on adjacent residential. Properties within a few blocks of downtown get a wall-cavity-transfer inspection for migration from restaurant and dumpster zones.
Master-planned-community HOA dynamics
Royal Palm, Broken Sound, Boca West, Woodfield, St Andrews, The Sanctuary, Le Lac, and Mizner Lake Estates have shared walls, shared amenities, and shared landscaping. Tyler's HOA-aware inspection accounts for all three drivers.
Hurricane-season displacement (May–Oct)
Storms displace rodents, mosquito breeding zones, and stinging-insect colonies across the city. Active plan customers get a post-named-storm inspection offer. A 12-week quarterly cadence misses the displacement window entirely.

The technical depth behind every visit
Seven things most route techs are never trained on — each tied to a real outcome for your home.
Non-disturbing exclusion on pre-1978 painted surfaces
Pre-1978 wood, fascia, and soffit panels carry lead-paint risk under EPA RRP. Copper mesh is inserted into existing gaps without drilling, polyurethane is applied without dislodging paint chips, and painted surfaces stay intact. Paint-disturbing work is referred to a certified RRP contractor while activity is monitored.
Multi-story complex-roof rodent (Royal Palm, Sanctuary, Le Lac)
Larger luxury homes have 2–3 story tile rooflines with complex geometry — multiple returns, dormer-to-fascia transitions, tower elements. A 1.5–2 hour inspection, borescope across multiple soffit segments, exclusion at the upper end of the band ($800–1,500+). Above 32 ft, bucket-lift referral with Tyler diagnosing.
Downtown-adjacent German roach transfer pressure
Properties near Mizner Park, Royal Palm Place, or Federal Highway restaurants face commercial-grade roach migration. The protocol adds a wall-cavity-transfer inspection, sealed exclusion at electrical-conduit penetrations, and a conversation about failing building-level perimeter service.
Canal-edge & Intracoastal mosquito cadence
Intracoastal and canal-network properties get the monthly mosquito add-on (May–Oct) under the Complete plan — dock-line residual, canal-bank foliage, seawall perimeter — calibrated to the 7–10 day breeding cycle these zones produce year-round.
Gated-community HOA & country-club coordination
Royal Palm, Boca West, Broken Sound, Woodfield, St Andrews, Mizner Lake Estates, Le Lac, and The Sanctuary have gate-coordination and vendor-registration requirements. Tyler maintains active registrations and coordinates with the concierge or HOA office — customers don't facilitate entry every visit.
Source-first diagnosis before chemistry
Every Boca visit begins with a walkthrough identifying the driver — moisture, entry point, or outdoor harborage — before treatment. Customers switching from chains report 60–80% fewer re-service calls in year one.
Bi-monthly cadence matched to the climate
Professional residuals hold their barrier 6–8 weeks in South Florida humidity. At 12 weeks the residual is exhausted before the next visit; at 8 weeks it stays continuous. It's chemistry, not marketing.

Common Boca pest questions
If yours isn't here, call (561) 672-0200 — Tyler answers directly.
My home is in a historic district — can you still treat it?
–Yes. Old Floresta and pre-1978 properties get non-disturbing exclusion methods — copper mesh inserted without drilling, no removal of painted surfaces, EPA RRP-aware scope, with lead-paint disclosure. Historic designation affects exterior work only; interior pest work is unaffected.
Why are roof rats such a problem in Boca?
+Boca's tile-roof architecture creates natural entry geometry — tile-edge gaps, soffit-fascia separations, plumbing-vent penetrations, roof returns. Tyler treats the roofline as the primary inspection zone with a borescope, then seals entries with copper mesh + polyurethane. Norway rats are secondary, mostly along the Intracoastal.
Is my address actually in the City of Boca Raton?
+Not always — several communities with Boca mailing addresses are in West Boca Raton (unincorporated county) or Delray Beach. If your taxes go to Palm Beach County rather than the City, you're likely in West Boca. Either way Buggify serves you; we just cover those areas on their own pages.
What does a plan cost in Boca?
+The standard three tiers: Basic $525–660/yr, Full Home Protection $720–960/yr (the standard for a typical Boca single-family home), Complete $900–1,400/yr for luxury, gated, or high-pressure properties. One-time treatments from $175. Boca-specific premium work is custom-quoted on top.
Are treatments safe for pets and kids?
+Yes — label-compliant pet-safe products and methods, always disclosed before treatment. Tyler has three kids, an American Bulldog, and an outdoor cat.
Do you work in the gated communities?
+Yes — Tyler maintains active vendor registrations at Royal Palm, Boca West, Broken Sound, Woodfield, St Andrews, The Sanctuary, Le Lac, and Mizner Lake Estates, and coordinates gate access with the concierge or HOA office. You don't facilitate entry every visit.
How fast can you come out?
+Same-day is routine across Boca when you call before noon — the shop is 10–15 minutes from most city addresses. Stinging-insect emergencies are prioritized over scheduled visits.
Do you handle mosquitoes on waterfront properties?
+Yes — Intracoastal and canal-network properties get the monthly mosquito add-on (May–Oct) under the Complete plan: dock-line residual, canal-bank foliage, and seawall perimeter, on a cadence matched to year-round breeding.
Is there a contract?
+No — bi-monthly plans bill per visit, cancel anytime, no fees, no auto-renewal. Free re-service between visits is built into every tier.
Do you treat termites?
+No — Tyler isn't licensed for WDO, and Buggify doesn't do termite, bed bug, wildlife trapping, or fumigation. He refers to a licensed Boca operator he trusts.
Do you serve Boca businesses and HOAs?
+Yes — Mizner Park, Royal Palm Place, country clubs, and gated-community HOAs. See the commercial page; custom-quoted with same-day response when scheduling allows.
Three things Buggify will never do to you
Quote a real price without inspecting first
The phone gives a range; firm pricing comes after an on-site walkthrough, so the scope matches what's actually driving the activity.
Indoor spraying when the source is outside
Most South Florida pest pressure is driven by outdoor harborage. Indoor-only work is a short-term cover-up, not a fix.
Lock you into a long-term contract
Bi-monthly plans bill per visit and cancel anytime, no fees. Service should be based on need, not contractual obligation.
