Commercial Pest Control + HOA Service in Boca Raton

HOA + property-management specialty. Same technician every visit. Net 30 with PMs.

Commercial pest control is 5–10% of Buggify's book and the channel Tyler is actively growing. The HOA + property management side of commercial is the priority — Tyler's preferred HOA target is 50–200 home communities with per-home monthly contracts under an annual agreement, exterior/perimeter + common areas scope, and Net 30 invoicing with property management. Outside HOA work, Buggify also serves restaurants, retail, warehouses, schools, daycares, medical and dental offices, and country clubs. The page below covers HOA economics, commercial scope, and pricing patterns.

Why Buggify is different

HOA & commercial programs, one local technician

HOA Target: 50–200 Homes

Large enough for per-home monthly economics, small enough for a direct relationship with the property manager.

Per-Home Monthly, Annual Agreement

Standard HOA structure — per-home monthly under an annual agreement. Exterior/perimeter + common areas; interior add-on as needed.

Net 30 Invoicing

Property-management terms at Net 30, with same-day visit reports for the building manager or HOA file.

Restaurants & Sensitive Sites

After-hours scheduling for restaurants, food service, medical/dental, schools, and daycares — timed around customer, patient, and student hours.

Tyler Answers Directly

Mon–Fri 8 am – 5 pm. Same technician every visit — knows your layout, problem zones, and your PM's preferences.

No Lock-In Beyond Annual

Annual agreement is standard — no multi-year lock-in. Re-negotiate yearly at renewal.

Tyler Craig
Tyler's diagnostic rule

“The HOA target is intentional: 50–200 home communities. Inside that band, per-home monthly economics work for both the HOA and Buggify — one visit a month covers the community.”

Tyler's HOA target is intentional: 50–200 home communities. Communities smaller than 50 homes don't generate enough per-home monthly volume to justify the dedicated route time; communities larger than 200 homes typically require multi-technician operations that Buggify isn't structured for. Inside the 50–200 home band, per-home monthly economics work for both the HOA (predictable budget line; covered by an annual agreement) and Buggify (predictable monthly revenue; one visit per month covers the community).

The standard HOA scope is exterior / perimeter + common areas. Exterior perimeter spray around each home, common-area treatment (clubhouse, pool deck, dog park, mailroom, gym), and shared-amenity zones (pool equipment areas, landscape maintenance staging). Interior treatment is add-on per unit — typically when individual residents report activity that perimeter-only service hasn't resolved.

Environments we serve

Every commercial environment Buggify serves

Six categories, each with scheduling and documentation calibrated to the environment.

01

Indoor pests — roaches, ants, spiders, silverfish

German and American cockroach harborages. Carpenter, fire, sugar/ghost, pharaoh, and big-headed ants (each needs a different bait + barrier strategy). House spiders, lanai-edge orb weavers, and brown widow exclusion. Silverfish in older humid homes. Earwigs and millipedes during the rainy season.

02

Outdoor pests — mosquitoes, wasps, hornets, yellow jackets

Mosquito yard barrier on a monthly cadence, May–October. Paper wasp, mud dauber, yellow jacket, and bald-faced hornet nest removal — same-day response when scheduling allows. Carpenter bee identification and removal (often confused with honey bees — they need a different treatment). Stinging-insect emergencies prioritized over scheduled visits.

03

Rodent control — roof rats, Norway rats, mice

Roof rats dominate South Florida (tile-roof entry geometry); Norway rats are secondary, canal-adjacent only. Trapping for active populations, baiting for ongoing pressure, copper mesh + polyurethane exclusion for the long-term fix. Attic and wall-cavity work both in scope.

04

Whole-home pest exclusion + specialty work

Entry-point sealing (copper mesh + Tremco/GE polyurethane). Soffit-fascia gap repair, plumbing-vent screening, slab-crack treatment, pest-grade vent screening. Bee removal ($250–1,200+ by hive size and access). Commercial / HOA / property management (50–200 home communities preferred). Luxury home pest management (gated communities). Lawn care (HOA + luxury-estate add-on only).

Our process

Exactly what happens, start to finish

Most pest companies won't tell you the plan. Here's ours — proven, source-first, and transparent — so you can spot anyone cutting corners.

1

You call. Tyler picks up.

Direct line. He asks about property type (HOA, restaurant, retail, medical), scale (homes / square footage / staff), current pressure, and existing provider. Free phone discussion, then an on-site walkthrough scheduled.

2

On-site walkthrough + scope definition.

Tyler walks the property — exterior perimeter, common areas, and management-flagged problem zones. HOAs: common areas + exterior spot-checks. Restaurants: full kitchen, dumpster, and storage walk. Typically 1–2 hours.

3

Written proposal — scope, pricing, scheduling.

Scope (perimeter / interior / common areas / treatment rooms), pricing (per-home monthly for HOA; per-visit or monthly for other commercial), scheduling (after-hours / weekend / standard), documentation deliverables, and annual-agreement terms. No long-form sales pitch.

4

Onboarding + heavier initial visit.

The first visit is heavier — full perimeter, crack-and-crevice, harborage work, and any active-issue treatment. Included in the annual-agreement structure (no separate setup fee). Same-day report to the PM or facilities lead.

5

Ongoing visits + reporting.

Bi-monthly cadence for HOA and most commercial; after-hours/weekend for restaurants, schools, daycares, medical. Same-day visit reports every visit, plus a monthly summary for the PM, HOA board, or facility manager.

Buggify vs. national chains

A local owner beats a route tech

How it works Buggify National chains
HOA target size ✓ 50–200 home communities (per-home monthly economics) ✕ Often too small to serve directly or too large for one tech
HOA invoicing terms ✓ Per-home monthly under annual agreement; Net 30 with PMs ✕ Often quarterly billing or upfront-paid annual
Same technician every visit ✓ Yes — Tyler runs every commercial/HOA job ✕ Rotating techs; different inspector vs. treatment tech
After-hours / weekend scheduling ✓ Standard for restaurants, schools, daycares, medical, dental ✕ Often extra fee or limited availability
Same-day visit reports ✓ Emailed to PM / HOA board same-day ✕ Often delayed or monthly batch
Commercial German roach protocol ✓ Gel bait + IGR + crack-and-crevice (textbook IPM) ✕ Perimeter spray + bait stations only; misses harborage
Health-inspection documentation ✓ Detailed records for health & food-safety files ✕ Variable; often verbal or generic forms
Contract structure ✓ Annual agreement only — no multi-year lock-in ✕ Multi-year contracts with auto-renewal
Initial diagnostic ✓ Free on-site walkthrough for commercial/HOA prospects ✕ Often paid inspection or sales-call positioning
Cancellation terms ✓ Annual agreement; re-negotiate at renewal ✕ Multi-year with cancellation fees

South Florida conditions

Why Boca pest pressure isn't like anywhere else

National playbooks are built for four-season climates with a real off-season. South Florida has none — seven local factors that change the whole approach.

Heavy HOA & master-planned concentration

Boca, West Boca, Parkland, and Coral Springs are heavy master-planned markets. 50–200 home HOAs are a big share of the inventory. Per-home monthly under annual agreement is the standard model here.

Multi-family & 55+ shared-wall dynamics

Townhome and 55+ clusters across Boynton, Margate, Coral Springs, and West Boca have shared-wall German roach transfer. HOA service without wall-cavity inspection misses the driver — Buggify's scope includes transfer-point coordination.

Mizner Park & Atlantic Ave restaurant density

Boca's Mizner Park and Delray's Atlantic Avenue restaurant corridors create commercial-grade roach pressure that migrates into adjacent residential. Restaurant scope is calibrated to the humidity and older building stock.

Country club & golf course concentration

Royal Palm, Broken Sound, Boca West, Woodfield, St Andrews, Mizner Country Club, Boca Pointe, Hunters Run — significant club inventory. Multi-zone treatment (clubhouse + restaurant + course + equipment yards) is standard scope.

Year-round pressure — no off-season

No winter slowdown. Restaurants, schools, daycares, and medical offices face continuous pressure. Bi-monthly cadence matches the actual cycle; quarterly is too long.

Hurricane-season commercial disruption (May–Oct)

Storms displace pest populations and disrupt operations. The commercial protocol includes post-storm inspection offers for active accounts — new entry points, water-pooling zones, displaced rodents.

Tile-roof commercial building stock

Boca's tile-roof aesthetic extends to restaurants, retail, and clubhouses. Roof rat pressure on commercial tile roofs is real — same borescope + copper-mesh + polyurethane protocol as residential.

Under the hood

The technical depth behind every visit

Seven things most route techs are never trained on — each tied to a real outcome for your home.

01

HOA per-home monthly economics

The 50–200 home band is where per-home monthly works for both sides. At $12–$25/home/month, a 120-home community is $1,440–$3,000/month — enough to justify monthly route time, not so large it needs multiple techs. Scope: exterior perimeter + common areas; interior add-on per unit.

02

Restaurant German cockroach multi-visit protocol

A 6–8 week protocol: heavy initial gel bait + IGR + crack-and-crevice, week-2 bait-consumption check, week-4 refresh, week-6 confirmation, then ongoing bi-monthly after-hours maintenance. Perimeter-spray-only commercial protocols don't reach the harborage.

03

After-hours scheduling logistics

Restaurants, schools, daycares, and medical offices need out-of-hours service. Tyler reserves 2–4 am restaurant slots, weekend school/daycare slots, and post-7pm medical slots. After-hours is standard scope, not extra-fee, with time-stamped visit logs.

04

Same-day visit reports for HOAs & PMs

Every commercial visit produces a same-day report emailed to the PM/board/facility manager: work performed, pressure observations, next-visit recommendations, and any resident concerns flagged. It builds the documentation trail for owner communications and dispute resolution.

05

Country club multi-zone coordination

Club accounts require clubhouse + restaurant kitchen + course turf + equipment yards + member-amenity zones, coordinated with the superintendent (turf), GM (clubhouse/restaurant), and member-services (event-calendar avoidance).

06

HOA wall-cavity transfer-point coordination

Townhome and 55+ HOAs face shared-wall German roach transfer that perimeter-only service misses. Buggify's scope includes transfer-point identification, sealing, and driver-unit coordination with the HOA — plus the PM conversation about why perimeter service fell short.

07

Net 30 with property management

Standard Net 30 terms with itemized monthly invoices broken down by property, scope, and extras (interior add-ons, emergency calls, multi-zone work). PMs handle ACH at month-end; no upfront or pre-pay structures.

Our promises

Three things Buggify will never do to you

✕ We'll never 01

Quote a real price without inspecting first

The phone gives a range; firm pricing comes after an on-site walkthrough, so the scope matches what's actually driving the activity.

You get a real, inspection-based quote.
✕ We'll never 02

Spray indoors when the source is outside

Most South Florida pest pressure is driven by outdoor harborage. Indoor-only work is a short-term cover-up, not a fix.

We fix the outdoor source that's driving it.
✕ We'll never 03

Lock you into a long-term contract
